$100M Rock Hill Development Makes Progress with New Tenants
Renovating History, Revitalizing Downtown
The urban renewal of Rock Hill’s downtown area adds another significant chapter to its story. The $100 million redevelopment project of the town’s historical textile mill, now known as ‘The Thread’, has signed on three new tenants to its first phase.
The Fresh Entrants
New York architecture and engineering firm LaBella Associates, local bagel sandwich joint Sully’s Steamers, and Winthrop University’s interior design program have all signed leases for spaces in The Thread. The addition of these establishments is anticipated to further boost the dynamic changes taking place in Rock Hill’s downtown and Winthrop area.
Spaces Secured
LaBella Associates has secured 4,011 square feet of space to set up their new regional office. Sully Steamer has claimed 1,890 square feet of ground floor retail space for their business. Winthrop’s interior design program will occupy 5,433 square feet in the redeveloped complex.
Preserving the Past, Designing the Future
“Our development team set a central goal to preserve the architectural integrity and historical design elements of the textile mill, while simultaneously incorporating modern and tenant-focused design characteristics. We wanted The Thread to stand out prominently within the market,” shared Jay Coleman, office partner with The Keith Corp. “We continue to witness a great deal of interest from prospective office and retail tenants and we are confident these new tenants will thrive and contribute to the ongoing success of the development.”
The Existing Tenant
Mayfair Hospitality Group, an existing tenant in the project’s first phase, is expected to open its 16,771-square-feet space by the end of the year. The company is bringing a family entertainment concept named Roar to The Thread. This location will feature bowling, mini golf, arcade games, live performances, a full-service kitchen, and a bar.
Available Spaces
Phase one of The Thread will feature 170,000 square feet of office space and 30,000 square feet of retail on the ground floor. There is currently approximately 140,000 square feet of retail and office space still available in this phase.
A Sneak-Peak into Phase Two
The Thread’s subsequent phase is anticipated to introduce 155 loft apartments and additional ground-level retail space. A timeline for this development is still to be determined.
Building on Challenges
The redevelopment of The Thread was to take flight in 2019 but was delayed due to the Covid-19 outbreak and other related challenges. However, with construction now ongoing, The Thread is swiftly becoming an emblem of resurgence and renewal in the heart of Rock Hill.
