Big Moves in Rock Hill: Senior Care Facilities on the Rise!

Rock Hill, South Carolina, has been buzzing with excitement lately, especially in the real estate market. Last month, a Tennessee-based company made some impressive investments right here in our community, purchasing over $30 million worth of senior care properties and former hospital spaces in York and Lancaster counties. The details are fascinating and show a growing trend in the area.

Major Purchases by National HealthCare Corporation

Let’s dive into the details. The National HealthCare Corporation, hailing from Murfreesboro, Tennessee, made headlines on August 2 when it acquired the White Oak of Rock Hill property for a whopping $15.4 million. This expansive 4.6-acre site, located at the intersection of Ebenezer Road and Hillcrest Avenue, features a sizable 40,000-square-foot convalescent hospital established in 1972, along with a retirement community built more recently in 2011. This addition is not just about creating space; it’s about enhancing the quality of senior care in our area.

But that’s not all! On the very same day, the National HealthCare Corporation also purchased the White Oak Manor property in York for $9.8 million. This property includes two buildings, totaling around 67,000 square feet, with the larger one dating back to 1940. This facility, known for its 109 beds, is strategically situated near the York County Government Center, which brings a sense of accessibility for numerous residents.

Additionally, on August 1, they secured a 35-acre commercial property in Lancaster County for $7.1 million. This site includes a 45,000-square-foot medical facility that has been catering to the community’s healthcare needs since 1991. It’s clear that the Tennessee company is investing heavily in enhancing healthcare infrastructure in the region.

Other Property Sales Making Waves

Alongside these big purchases by National HealthCare Corporation, the real estate market in Rock Hill has shown vibrant activity. For instance, the homebuilder Lennar has been busy as well, purchasing 19 residential lots for $3 million. Situated mainly on Copper Path Drive near the Catawba River, these lots are set to contribute to the Elizabeth neighborhood in Fort Mill. Once finished, the Elizabeth area will accommodate around 1,300 homes or apartments.

Meanwhile, in Lancaster, a company named Robert R Rossi Realty Holding acquired a substantial warehouse for $2.6 million. This more than 10,000-square-foot structure adds another layer to the economic fabric of our area. There’s a consistent trend toward growth, and it’s not only residential; commercial properties are also flourishing!

Growing Community Investments

Even Florida’s Adam Homes joined the mix, buying 25 residential lots in Clover for the third phase of Lauren Pines, totaling $2.2 million. The growth continues to expand into various neighborhoods, indicating a bustling real estate climate. Another noteworthy transaction was for the Melrose Pyrotechnic site in Chester County, which sold for $1.5 million—a reminder of the diverse opportunities within our region.

Interestingly, York and Lancaster counties saw a total of 22 home sales that exceeded the $1 million mark last month. Three standout properties even surpassed $2 million! A luxurious home on Blue River Road in Lake Wylie clinched the title for the most expensive sale at nearly $2.4 million.
