December witnessed extraordinary real estate activity in York, Lancaster, and Chester counties, with property sales exceeding $130 million. The month saw multiple million-dollar transactions, including a remarkable $45 million deal for a manufacturing site and 14 homes sold for over $1 million. With increasing demand for high-end properties and rapid residential developments, the local real estate market is thriving as the year comes to a close.
As the year wrapped up, real estate activity in York, Lancaster, and Chester counties was buzzing with excitement! December proved to be a lucrative month, with property sales surpassing a whopping $130 million. What a fantastic way to finish the year!
In this bustling month, more than three dozen properties changed hands, with each selling for at least $1 million. Among the big wins was a jaw-dropping $45 million deal for a massive 500,000-square-foot manufacturing site located off Fort Mill Highway in Indian Land. This notable transaction took place on December 19 and is certainly a highlight in the region’s commercial landscape.
This manufacturing site was sold by Unique Loom, who had only snapped it up for $40 million in 2022! It seems like a sound investment when seeing such growth in value in just a year.
In December, both York and Lancaster counties saw 14 homes sell for over $1 million. The creme de la creme was a stunning 5,300-square-foot home located on Lometa Road in Lake Wylie, which found its new owner at nearly $2.4 million. Talk about a dream house!
Fort Mill, Lake Wylie, and Lancaster were also hotspots for expensive home sales, with each little region celebrating three homes selling in the millionaire league. It’s safe to say that the demand for premium properties in these areas shows no signs of slowing down!
Rapid developments are also making waves in the residential sector. KB Home Palmetto, Inc. took a significant step forward by purchasing 79 parcels for $8.3 million concerning the planned Bellina subdivision in York. This area will boast 75 brand-new home lots, catering to the ever-growing demand for housing.
The industrial sector was also bustling, making impressive sales just in time for the holidays. A noteworthy $8.1 million deal went through on December 26 for an industrial property in Rock Hill. CoreOne Industrial’s Rock Hill SPE comes in as the proud new owner. Meanwhile, Dynapac North America splurged $4.9 million on over 35 acres on Fire Tower Road that same month. Business is clearly thriving!
Even well-known retailers have joined the action! Costco snagged a prime piece of property for a new wholesale store in Indian Land, spending $6.4 million for 28 acres on December 4. And if fast food is your thing, a Chipotle restaurant sold for a cool $3 million at 330 Herlong Ave. in Rock Hill. All signs point to a busy and exciting retail scene!
Smaller transactions were also making headlines, like a 30,000-square-foot storage facility that sold for $1.1 million and a number of other residential lots carrying price tags around $1 million each.
These impressive numbers not only reflect a robust real estate market but also show a community that’s thriving as we head into the new year. With such vibrant activity and numerous high-level sales, York, Lancaster, and Chester counties are clearly the places to watch in the coming months!
