Indian Land, a charming community located near the South Carolina-North Carolina border, is buzzing with exciting new developments, especially in the medical sector. Local developer NFM Properties is making strides with a significant project that promises to enhance healthcare access for residents in the area.
NFM Properties is currently working on a three-building medical office project at a prime location where U.S. Highway 521 meets S.C. Highway 160. This new venture will add a substantial amount of office space, totaling 60,000 square feet, to Edgewater Corporate Park. The first of the three buildings is already complete, spanning 15,000 square feet, and is generating excitement.
Half of this first building has been leased to the renowned Metrolina Eye Associates. They are currently fitting out their space, and there’s a lot to look forward to as the eye surgery center is expected to open its doors later this year. According to Tom Auer from Millennial Realty, who is leading the leasing efforts, the momentum is really building in this area.
NFM Properties is not stopping at just one building. They have ambitious plans for two additional medical office buildings, sized at 30,000 square feet and 15,000 square feet, respectively. These will be developed once the first building is fully leased, making room for more healthcare providers in this burgeoning corridor. The versatility of the project allows for various medical users needing spaces anywhere from 2,000 to 30,000 square feet.
Speaking to the potential of the area, the developer expressed their belief that this corridor serves as a natural extension of the well-liked Ballantyne area. They see this region as a hotspot for development over the upcoming decade, creating golden opportunities for businesses aiming to serve the residents of northern Lancaster County and southern Mecklenburg County.
The buzz doesn’t end with NFM Properties. The U.S. 521 corridor in Indian Land is predicted to witness significant activity, especially concerning medical facilities. The Medical University of South Carolina has plans to construct a hospital nearby, further elevating the need for medical office spaces and other related services. In fact, it has been noted that another developer has already begun construction on a medical office park adjacent to NFM’s project, reflecting strong interest in the area.
Not only is this a healthcare hub in the making, but the region is also home to the CrossRidge Center, a sprawling 190-acre mixed-use development along U.S. 521. This ambitious project includes a shopping component, with a whopping $150 million investment, featuring popular retail stores such as Target. Furthermore, last year’s rezoning approval for the Exchange at Indian Land has laid the groundwork for a new Costco store and additional retail space, making it a sought-after destination for both shopping and living.
As the landscape of Indian Land continues to shift, the recent developments in medical office spaces reflect not only the growth of the community but also a strategic response to the increasing population in the area.
