This year has seen the grand opening of the Axial Southgate 77 industrial park, planned and developed by Crescent Communities, a well-known name in the Charlotte area. Just this week, we learned that two exciting tenants have officially signed leases to set up shop at this modern industrial hub.
The tenants bringing life to this fantastic space are HC Forklift America Corp. and Elite Logistix. Each company is taking up a significant amount of space, contributing to the bustling environment of Axial Southgate 77.
HC Forklift America will be occupying roughly 110,000 square feet, making it a significant player in the area as they specialize in creating material handling equipment. Meanwhile, Elite Logistix, a third-party logistics and warehousing company, has leased around 55,000 square feet. Their combined presence is sure to make an impact on the local economy.
Axial Southgate 77 features two state-of-the-art buildings along Galleria Boulevard. The larger building, recently completed, has just begun its journey with tenants HC Forklift America and Elite Logistix. Additionally, we also have Goodwill Industries of the Southern Piedmont operating out of a smaller 50,900-square-foot building at the same park, which opened its doors earlier this year. Goodwill’s facility offers a donation site, a warehouse hub, and a retail outlet store called Second Editions.
As Bryan Blythe, managing director for industrial at Crescent, puts it, “Axial Southgate 77 offers tenants exceptional value by combining modern, thoughtfully designed spaces with strategic proximity to Charlotte.” The area boasts one of the largest labor pools in the region and is known for being one of the fastest-growing cities in the Southeast, making it an attractive spot for businesses looking to set up operations.
Blythe emphasizes the importance of the tenants’ presence, saying that they represent industries that are vital to the continued growth of the greater Charlotte metro area. Their contributions will not only strengthen the local economy but also enhance the region’s overall position as a hub for industrial development.
The leasing process for Axial Southgate 77 has been efficiently handled by a proficient team. JLL’s own Brad Cherry, Matthew Greer, and Rich Grieder led the leasing efforts for Crescent Communities. On the other side, Park Commercial’s Kelvin Day and John Phillips represented HC Forklift America in securing their lease, while Cushman & Wakefield’s Matt Treble and Fermin Deoca handled Elite Logistix’s leasing arrangements.
Crescent Communities is no stranger to industrial development; since launching its Axial Industrial brand in 2022, it has embarked on various projects around the Charlotte area, including in Concord and Lincoln County. Earlier this year, Crescent also received approval for incentives to develop another industrial project in Gaston County, showcasing their commitment to this growing market.
With these new tenants at Axial Southgate 77, Rock Hill is solidifying its position as a key player in the regional industrial landscape.
