With the approval of street names for a shiny new project developed by Kolter Group Acquisitions, concerns about potential traffic troubles and a substantial loss of green space in the area are on the rise.

The Big Picture

This latest proposal includes around 645 single-family homes, primarily aimed at those aged 55 and older. The site in question is located at the end of Whites Road, and as of now, it is populated with woods. However, according to the local planning commission, these plans have been officially “entitled”, which means they can proceed under current zoning regulations without needing a further vote from the town council.

Residents Speak Up

Local residents are not sitting by without raising their voices. One resident mentioned a deep concern about the loss of woods and the rural character that makes Fort Mill special. The destruction of these natural spaces is weighing on the hearts of many as they contemplate the profound changes heading their way.

Another resident expressed worries about how new housing will disrupt local wildlife, altering their backyard enjoyment which has always been a peaceful retreat. The feelings of unease are rippling through the community as the reality of development sets in.

Town Officials Weigh In

While plans have been submitted and are under review, there’s chatter that modifications might pop up during this process or even at the developer’s discretion. A town spokesperson noted that no additional public meetings will be held for approval, which has led to even more resident concerns about how the new developments will affect their daily lives.

More Developments in the Pipeline

400 new residences at Williams Road, North Dobys Bridge Road, and Fort Mill Parkway. Initially, the plan featured a mix of homes, memory care senior living, and even some commercial space spread across a 115-acre property. However, the plan encountered some hiccups along the way.

Despite the town council’s initial hesitations regarding traffic concerns, they eventually approved the project after several extensions for the developers. The project will feature as many as 408 residential units, including a mix of townhomes and assisted living units, spread across a 78-acre space. Much like the Kolter development, this one has also received the “by-right” designation, allowing it to move forward without the need for additional council approval.
