The project is set to preserve the area’s natural beauty and will include both residential and commercial spaces. Fort Mill’s Planning Commission is reviewing the plans, indicating a promising growth period for the region.
Exciting news is coming out of Fort Mill! The Florida-based Kolter Group has recently submitted a request for street name approval, kickstarting plans for a new housing project that could transform the local landscape. Set to include over 600 new homes, this ambitious development is poised to bring fresh life to the community.
The proposed project, known as a Cresswind neighborhood, will be at a site adjacent to Waterside at the Catawba. For those who aren’t familiar, Cresswind is Kolter’s brand of senior living communities that emphasizes a vibrant and active lifestyle for residents. With that in mind, it’s clear that this project aims to cater to the growing demand for quality housing tailored for seniors.
Located on an impressive 845-acre vacant property owned by Springland, Inc., this new neighborhood will see fresh access points from both Whites Road and Sparkling Brook Parkway. Interestingly, these roads currently lead into roundabouts within the established Waterside community right between Fort Mill Parkway and the scenic Catawba River.
When it comes to the actual layout, folks can expect a well-planned community with a blend of residential and commercial spaces. The plan features 10 cul-de-sacs and aims to preserve the area’s natural beauty, incorporating streams and a nearly 8-acre central amenity area for all residents to enjoy. As for construction, homes will be built in five phases, beginning at the center and gradually working their way out to the eastern edge of the development.
Interestingly, the property boasts about 900 feet of riverfront along the picturesque Catawba River—perfect for residents who enjoy natural beauty right at their doorstep! It’s worth mentioning that approximately 130 acres of the northeast portion of the property will not be developed as part of the Cresswind project. Additionally, an extra 49 acres north of the construction area is earmarked for future development, ensuring that the growth doesn’t stop here.
The Fort Mill Planning Commission is set to review this exciting project and will officially approve the proposed road names this Tuesday, which is part of the typical procedure for new subdivisions. It’s relieving to note that the county’s 911 service has already cleared the new road names, speeding up the whole process.
Currently, this land is zoned for mixed-use developments, allowing both residential and commercial structures to flourish. In fact, the town’s future land use map already earmarks the area for residential purposes, which means the Cresswind project is perfectly aligned with Fort Mill’s growth plans.
In case you haven’t been keeping track, the surrounding area is also growing by leaps and bounds. The Waterside at the Catawba community opened just ten years ago and has already planned more than 1,100 homes and townhomes. Nearby Elizabeth is in line to introduce over 1,200 residences, making it a busy time for housing in the region.
As if that weren’t enough, clearing activities have begun for Elizabeth’s second phase, as well as a large commercial project that will bring a Harris Teeter shopping center close to Catawba Ridge High School—now that’s convenient!
In addition to this new endeavor in Fort Mill, Kolter Group has taken aims at another project proposing over 850 homes in another Cresswind community near Sun City in Indian Land. This endeavor spans nearly 870 acres, with related zoning changes awaiting approval from local authorities.
In summary, all signs point to Fort Mill gearing up for an exciting chapter ahead. With the Kolter Group’s new Cresswind development aiming to cater to seniors and enhance the region’s livability, the community can certainly expect growth in more ways than one!
