Fort Mill is on the brink of a transformation as plans to renovate a historic manufacturing site aim to bring much-needed apartments and retail options to the area just south of downtown. The development, proposed for a 16-acre site previously known as the White Plant, promises to reinvigorate the local economy and meet the desires of residents seeking more shopping options, particularly Trader Joe’s.

Who Is Behind the Project

The developer, Unique USA, has expressed interest in revitalizing the site, which was originally built as the Luna Cotton Mill in 1892 and transitioned to the White Plant in 1916 before closing its doors in 2003. Senior Director of Construction, Jerry Gronkse, has been in discussions with the town council about the plans for this site and the potential retailers that could join the community.

What Is Being Planned

The proposed project, known as Williamson Mill, includes plans for 226 apartments alongside commercial spaces that could host a variety of retailers. Gronkse has mentioned that the development will cater to both residential needs and retail demand, which is evident from community interest, particularly for a Trader Joe’s location.

Where Will It Be Located

This redevelopment will take place in the 100 block of Williamson Street, conveniently located to the east of the railroad tracks and just south of Fort Mill’s downtown area. The spot has history dating back over a century, and its revitalization will also contribute to preserving the rich heritage of the town while adapting to modern needs.

When Will This Happen

As of November 25, 2024, there is no confirmed interest from Trader Joe’s regarding the site. However, Gronkse noted that during initial discussions, the retailer was open to staying informed about the developments. The company is looking to rezone the area from general industrial and family residential to mixed-use. A follow-up meeting with the Fort Mill Town Council is scheduled for January 13, 2025, where further discussions will continue, and the Planning and Zoning Commission has already given its approval.

Why the Interest in Trader Joe’s

Fort Mill residents have frequently expressed their wish to see Trader Joe’s establish a location in the town. The first store in Mount Pleasant opened in 2011, and another one has recently opened, prompting hopes among locals that Fort Mill could be next. Currently, residents must travel to Charlotte for their nearest Trader Joe’s, and with Myrtle Beach set to welcome its own Trader Joe’s soon, the demand for a local option continues to grow.

Mayor Guynn Savage highlighted that requests for Trader Joe’s are prominent in conversations with the town council, showcasing the desire for a retail establishment known for its affordable, unique food items and grocery offerings.
