Rock Hill, SC – The real estate market in the Rock Hill region is witnessing a surge in high-end home sales, significantly outpacing commercial or industrial property transactions. Recent data from November highlights a trend where affluent buyers are increasingly targeting residences valued at over $1 million, with noteworthy sales occurring in both expected and lesser-known locations.
In November, the most expensive home sale reached an impressive $3.3 million, occurring on Marthas Vineyard Road near Lake Wylie. This sale is notable as it represents the second-highest home sale of the year in the area. Additionally, another property located in Sharon on Old Ferry Road sold for $2.2 million. This is particularly interesting as it marks the second sale in consecutive months topping the $2 million mark in this small community located in western York County.
Across York and Lancaster counties, nearly a dozen homes fetched $1 million or more in November. In total, there were 11 homes sold with a price tag of seven figures. This included:
High-end residential sales are not the only area seeing activity. Significant commercial transactions have also taken place. On November 15, Rock Hill-based AEB Properties purchased the 38,000-square-foot Cox Harley-Davidson of Rock Hill for $6.2 million. This motorcycle dealership, located at 1178 Galleria Boulevard, sits conveniently off Interstate 77 and includes a showroom that was established in 2006, set on 9 acres of land.
In another development, a shopping center at 200 N. Dobys Bridge Road in Fort Mill sold on November 4 for $4 million. The retail plaza was constructed in 2007 and is home to a variety of businesses including Wing King restaurant, State Farm insurance, a pharmacy, a dental office, and a nail spa.
Further emphasizing the growth in the commercial sector, a York company acquired the Royal Inn motel at 631 Hwy. 321 Bypass for nearly $1.6 million, effectively doubling its sale price from 2019. Established in 1960, this motel represents one of the older hospitality properties in York County.
Additionally, McClure Leasing and Development from Charlotte purchased a property on 9869 Harrisburg Road in Indian Land for $1.6 million. This site includes a 12,000-square-foot building that was built in 2002 and is part of the McClure Collision Center’s auto repair business.
The trend of high-end residential and significant commercial property sales in the Rock Hill region reflects a booming confidence in the local economy. As affluent buyers continue to seek out luxury homes and developers make strategic property investments, the area is poised for ongoing growth.
