Record High Property Sales Mark York County’s Real Estate Landscape
York County, located in South Carolina, is seeing a surge in high-end real estate sales, continuing a trend that has been noticeable over the past few years. The most noteworthy transaction this year occurred on September 4, when a nearly 7,000-square-foot home on Bessbrook Road in Fort Mill sold for more than $3.4 million. This sale marks the most expensive in the region since a nearly $3.7 million sale of a River Oaks Drive home on Lake Wylie last summer.
Residential Boom
According to reports, the Fort Mill home, which overlooks Lake Wylie just north of Tega Cay, reflects a growing trend of million-dollar homes in the area. In fact, Lake Wylie remains a hotspot, with one additional home selling for exactly $3 million in January of this year.
Historically, the real estate market has been dominated by large industrial sites, apartment complexes, and retail centers making seven-figure sales. However, from last year onward, residential sales over the $1 million mark have consistently increased. Areas such as Fort Mill, Lake Wylie, and Indian Land are now frequently seeing home sales in this price range.
Recent Sales Trends
In a recent surge, 17 homes within York and Lancaster Counties sold for at least $1 million in September alone, alongside 10 other seven-figure transactions. Among the noteworthy sales, at least four were related to properties aimed at future home subdivisions.
Commercial and Mixed-Use Properties
The commercial real estate market also saw significant activity. Notably, on September 18, the Clarion Hotel, a historic establishment located near Carowinds, sold for $11 million. This property spans 109,000 square feet and had previously operated under various brands since it was established in 1975.
In another significant deal, LGI Homes acquired land on Kay Lane in the Knightsbridge subdivision for $8.4 million. This transaction, which occurred on September 6, supports ongoing development near popular commuting routes.
Education and Government Facilities
Additionally, a nearly 12,000-square-foot daycare facility located at the intersection of Gold Hill Road and Black Mountain Drive changed hands for $5 million on September 10. The Primrose Schools site was purchased by Ashvi Properties, also based in Fort Mill.
Moreover, the Lancaster County government made a notable purchase on September 5, acquiring a former auto showroom for $4.3 million to convert it into government office space. The property, built in 2002, comprises more than 19,000 square feet and sits on nearly 7 acres.
Residential Development Continues
In residential developments, homebuilder D.R. Horton acquired 36 residential lots within the Fergus Crossing subdivision for $3.3 million on September 5. This sale includes properties on various streets, emphasizing the ongoing demand for residential construction in the area.
Adding to the list of transactions, Mattamy Carolina Corp purchased almost 4 acres in Lake Wylie for $2.6 million on September 25. This property is located between well-known residential developments in the region.
The trend of high-value real estate transactions reflects both a growing economy and a competitive market in York County. With more developments underway and investors keen on opportunities, the real estate landscape in this area is expected to continue flourishing.
