The latest updates reveal that there are plans to expand the commercial space to include essential medical facilities that will support the new hospital being built nearby. But that’s not all! Additional retail options are also on the horizon!

A Growing Community Hub

The Exchange, which represents a whopping $400 million investment, is situated right on U.S. 521 and is already home to an exciting mix of apartments, townhomes, and business spaces. The new proposal, which has been submitted by Crosland Southeast, aims to secure more commercial space within this thriving development. With this expansion, the Medical University of South Carolina (MUSC) plans to open an office roughly a mile north of the new hospital, which will boost healthcare services right in the heart of Indian Land.

Exciting Prospects for New Tenants

There is a lot of buzz about potential new tenants, with Longhorn Steakhouse showing interest in leasing space at The Exchange. Plans are already underway for MUSC to be among the first buildings constructed in the newly planned area, alongside a dental office and a cozy coffee shop. For now, those two giants, Costco and Lowes Foods, are the only tenants that have officially signed contracts.

Crosland is actively engaging with several more potential tenants. While no names have been announced yet, they are optimistic about revealing their plans as summer unfolds.

Residential and Retail Developments Ahead

Back in 2021, the county approved a development agreement for The Exchange that paved the way for constructing 400 apartments and 320 townhomes. The first phase of construction is set to kick off this summer, which has residents eagerly anticipating the new living spaces.

On the retail side, Lowes Foods is expected to open its doors this September, closely followed by Costco, which aims for an October opening. Originally, the plans allocated a significant economic development area that has now been transformed into a prime Costco site. The initial design for a multi-building retail storefront along Charlotte Highway envisioned 105,000 square feet, but Crosland is now requesting to expand that to a comfortable 115,000 square feet to accommodate more retailers.

The Ripple Effect of Big Retailers

Large retailers like Costco often set off a chain reaction, attracting smaller businesses to the area. County Planning Director April Williams noted that this growth is crucial for enhancing Indian Land’s retail landscape. Infrastructure upgrades are already in the pipeline to support this expansion, including wider roads and improved water and sewer systems, all thanks to the upcoming Costco.

Looking Ahead

Recently, the Lancaster County Council unanimously approved plans to enhance the retail space at The Exchange. However, a couple more votes are required for final approval, so residents will be keeping a close eye on future meetings.

Furthermore, the county has started moving forward with a tax incentive agreement for an unnamed European company dubbed Project Block, which plans to invest an impressive $21.9 million and create around 30 full-time jobs in Lancaster County. This company specializes in manufacturing architectural stone materials and is expected to be a fantastic addition to the local economy.

Meanwhile, plans for a new business park near 6872 Waxhaw Hwy have also been approved, intended to cater to a mix of professional and trade uses to benefit local tradespeople.

As stays on track, Lancaster County is also working out a payback schedule for Keer America concerning missed incentives, which indicates a strong commitment to sustaining economic growth.

With all these exciting developments on the horizon, it’s clear that Indian Land is gearing up for a whole new level of community engagement and convenience. The Exchange is undoubtedly becoming a vibrant centerpiece for each resident and business in the area alike!
