Indian Land, South Carolina, has exciting news as local developer OHM Hotels has submitted a sketch plan for a new hotel and retail project. This development will be located off U.S. 521, also known as Charlotte Highway, directly across from the former Carolina Country Store. The 4-acre site sits beside Morningstar Storage, with the intersection of U.S. 521 and Marvin Road just to the north.

Details of the Development

The proposed project includes two retail buildings along the highway, with each building measuring 6,000 square feet. The new hotel is planned to be positioned at the rear of the property, separated from the retail buildings by a substantial parking lot. OHM Hotels has also submitted a request to Lancaster County to revise current regulations concerning building heights, as the proposed hotel aims to have four stories, exceeding the typical maximum of three stories or 35 feet in areas zoned for general business.

Current Status of the Property

The property at 9495 Charlotte Hwy. has not changed ownership since 2021, when a company based in Fort Mill acquired it for $525,000. Eight years prior, OHM Hotels, alongside Red Ventures, initiated the construction of Indian Land’s first hotel—the TownPlace Suites by Marriott. This hotel features 105 rooms and spans 64,000 square feet. Notably, a Texas firm purchased that property three years ago for $15.8 million, demonstrating the increased interest in local hospitality ventures.

Insights on the New Hotel

The sketch plan for the new hotel accommodates 98 rooms. While no specific hotel brand has been mentioned yet, OHM Hotels has a track record of working with various notable brands, including Westin, Fairfield Inn, Holiday Inn, Sheraton, Quality Inn, and Marriott. This suggests that the new hotel could align with familiar hospitality standards.

Growth and Demand for Hotels

Indian Land has experienced remarkable residential growth over the past decade, producing a significant number of new residents. If the area were officially incorporated, it could rank among the top ten municipalities in South Carolina by population. However, despite this growth, there has been limited expansion in hotel accommodations. The previous hotel developed by OHM Hotels was strategically built to accommodate staff and visitors of Red Ventures, a notable employer in the area, while smaller hotels exist in Lancaster.

Next Steps and Planning Commission Meeting

The Lancaster County Planning Commission is set to convene on November 7, where they will evaluate OHM Hotels’ request to amend the building height regulations. The commission will also review additional proposals, including a plan for 125 new homes on 65 acres within the Edgewater community.
