In a remarkable turn of events, York, Lancaster, and Chester counties have joined forces to set a record for high-end home sales, and it’s turning heads everywhere. Picture this: in 2023 alone, there were 185 homes sold for $1 million or more. That’s a jaw-dropping 37% increase from the previous record year!

High-End Homes Galore!

What’s even more fascinating is that the luxury market didn’t stop at just million-dollar sales. A total of 16 homes sold for over $2 million, essentially doubling the number from 2022! The grand total for these lavish digs approached an astonishing quarter of a billion dollars, with nearly $250 million in sales recorded for properties in the seven-figure range.

And if that isn’t enough to whet your appetite, when we factor in those million-dollar subdivision deals and large vacant residential properties, the total sales figure skyrockets to a staggering nearly $390 million! Seriously, that’s a mountain of cash.

Luxury Listings that Dazzle

Now, let’s take a peek at some of the most extravagant homes that sold this year. The crown jewel of them all? A sensational $3.4 million lakefront home on Bessbrook Road in Fort Mill. Spanning an impressive 6,900 square feet, this beauty boasts not one but two primary suites, two kitchens, a private beach, a boat dock, a safe room, and even a movie room—all sitting on over 2 acres of land!

Another stunner was a $3.3 million property at Marthas Vineyard in Lake Wylie, offering breathtaking lake views, a gourmet kitchen, an outdoor kitchen, a sand beach, and a private dock. Can you imagine the sunsets from that place?

And there’s more! A residence on Mallard Point Drive in Lake Wylie sold for $3 million and features a classy wine cellar, a vanishing edge pool, and a boat dock that will have all your friends green with envy.

The River Hills area wasn’t left out either, with a beautiful home landing at $2.8 million, complete with a game room, exercise room, and fabulous lake views from both sides!

Land Sales Also Thriving

It wasn’t just homes that saw major dollar signs; 23 sales of residential acreage exceeding $1 million accounted for an additional $58.2 million. That’s right—1,515 acres of land changed hands in a flurry of activity. Major land deals included a whopping 340 acres sold to an Oregon company and a 210-acre parcel purchased by a builder from Charlotte.

Subdivision sales also had a big year! A total of 25 multi-lot sales racked up $79.6 million, involving a remarkable 703 residential lots. The demand for luxurious living spaces is clearly on the rise.

A Growing Trend in Luxury Homes

Zillow research reveals an impressive trend: over 1,500 homes in the Rock Hill region are valued at over $1 million. In fact, approximately 20.6% of homes in York County are valued at $500,000 or more, a substantial jump from just 10.4% in 2014. The median home value in York County also skyrocketed from $226,400 to $322,700 between 2014-2018 and 2019-2023. Lancaster County mirror this trend with an increase from $222,100 to $298,100. Even Chester County saw a rise, with $1 million homes going from just 0.1% to 0.9% during the same timeframe.

While the luxury market continues to blossom, it’s worth noting that the overall number of homes valued below $200,000 still outnumbers those priced at $500,000 or more in the region. However, with such consistent growth in high-value homes, it’s clear that Rock Hill has become a hotspot for luxury living!
