The city of Tega Cay, located just south of Charlotte, is set to undergo a transformative change with the announcement of a new development that will reshape its landscape. This ambitious project, known as Main Street Tega Cay, is estimated to cost between $250 million and $300 million—double the initial projections. The initiative aims to create a vibrant live-work-play community, complete with commercial space, housing, and amenities.
The Main Street project will feature approximately 100,000 square feet of commercial space, including a small food hall, brewery, and several restaurants. In addition to the commercial aspects, there will be 225 apartments located above retail units and around 150 homes or townhomes built within the development. The effort is expected to create over 1,000 direct and indirect jobs, significantly boosting the local economy.
Employer: The 56-acre site for the new development is located between Stonecrest Boulevard and Dam Road. Although Tega Cay lacks a street named “Main Street,” developers and city officials are aiming to cultivate the feel of a central community hub. This area has been envisioned as a connection point between Tega Cay’s historic downtown and newer developments in the nearby Stonecrest region.
Construction is set to kick off this spring. Initially, the mixed-use section on the northwest side of the project will take priority, with hopes to have the marketplace area completed by early 2026. Following that, the first residential homes in the new community are expected to be ready by summer 2026. The northeast portion of the project will start development a year later, wrapping up by spring 2028.
This project represents a significant opportunity to revitalize Tega Cay, which has been without a substantial commercial development plan since previous projects fell through. According to Paul Sagadin, the owner of Charlotte Living Realty, the Main Street initiative is a “once-in-a-lifetime chance” to not only enhance the local economy but also establish a thriving community space where residents can gather and enjoy various activities.
The new downtown area is designed to focus on community engagement. Sagadin envisions commercial spaces where families can spend ample time, featuring amenities like fire pits, playgrounds, and outdoor gathering spots. The marketplace will be reminiscent of the popular Optimist Hall in north Charlotte, blending retail and event spaces to create a vibrant atmosphere.
The project also includes plans for a 3-acre public park and trails that will enhance the recreational offerings of the city. The development team aims to attract a mix of national chains and local businesses, potentially including a grocery store and eateries that cater to various tastes, such as ice cream shops and wine bars.
Tega Cay is poised for a transformative new chapter with the Main Street project. As developers work to bring this vision to life, it promises to reshape the community, both economically and socially, over the next few years. The city eagerly anticipates the benefits this development will bring, contributing to a more dynamic lifestyle for its residents.
