Although decision-making processes related to zoning and city approvals are still underway, enthusiasm is bubbling over about what these developments could mean for our community!

A Look at What’s Coming

The stage is set for transformation in Rock Hill as several developers are stepping up with ambitious plans. Let’s dive into the details!

First up is Lennar Carolinas, who has earmarked over 600 homes in Edgemoor for development. However, there’s a bit of a twist—back in January, the Chester County Planning Commission gave a thumbs down to several proposed zoning changes, but don’t worry! The final decision will be made by the Chester County Council soon.

Meanwhile, just a stone’s throw away at the Walkers Mill project, progress is already happening, with nearly 150 of the first 305 homes completed. A second phase featuring an additional 310 homes is ready to roll!

Transforming Tega Cay

Next, Kinger Homes is shaking things up with a project on Main Street in Tega Cay, initially set to kick off on the southeast side. They’ve switched gears and are now planning to start on the west side along Stonecrest Boulevard. This project promises to deliver 146 homes and 216 apartments, with the first phase already including 59 homes. Changes like this mean more options for families looking to settle in!

Chester County Expansion

The buzz continues with D.R. Horton, whose plans for the Stanton subdivision in Chester County got the green light from the Planning Commission. This development will cover 130 acres and allow for a whopping 630 homes! Phase one is set to kick off this spring with the construction of 200 homes.

In another part of Chester County, the Vista Resources Project received initial approval for a lovely new community featuring up to 114 homes on 45 acres. Sounds like the perfect spot for those looking to balance nature and modern living!

But wait, there’s more! Prestige Development & Site Works has submitted a proposal for a delightful 100-home subdivision off Hilldale Drive in Lancaster County, spreading across over 52 acres. Next on the list is Lake Wylie Enterprises and Profile Homes, who have applied to rezone 10 acres for a cute little townhome project boasting 68 units along S.C. 557.

New Apartments and Community Living

Not to miss out on the action, Denver Vaults has requested to rezone nearly 4 acres near Tega Cay for a cozy development of 60 apartments, complete with amenities like a clubhouse and playground for families to enjoy.

Broadstreet Homes is also stepping up to the plate, proposing plans for 44 new homes on 25 acres on Silver Run Road in Lancaster County, including a gorgeous 1-acre park where residents can unwind and relax.

Meanwhile, Oz Custom Built Homes is aiming for a small subdivision of 15 homes on over 7 acres in Fort Mill, despite facing some opposition from planning staff and commission—sometimes the path to new community vibes can get rocky!

Community Growth Continues in East Rockhill

In East Rockhill Township, construction is already in the works for 24 single-family homes, set to spread around a loop off Three Mile Run Road. These future dream homes might sell for about $800,000, and after a settlement agreement, the project’s density was reduced by half, making it an enticing option for buyers.

Big Developments in the Heart of Rock Hill

Finally, Rock Hill’s Improvement District is raising the roof with plans for a new 300-unit apartment complex and a parking garage. This ambitious project, backed by a financing scheme of about $17.05 million, will also enhance the area with commercial buildings, outdoor spaces, and essential infrastructure developments.
