Rock Hill Region Sees Surge in High-End Property Sales

Rock Hill Region Witnessed High-End Property Sales, Majorly in New Residential Zones and Indian Land Retail Sites

In June, the Rock Hill region saw a major leap in high-end property sales across various spots in the York, Lancaster, and Chester counties. New residential developments and Indian Land retail sites dominated the transaction landscape, with over half of these sales esteemed to be $1 million or above. The prime residential piece sold for $2 million, situated on the shores of Lake Wylie. Further, many significant properties were traded for creating home subdivisions, senior living spaces, and mobile homes.

Mega Properties Sold for Inducing New Living Spaces

A home in Joslin Point, Rock Hill, led the pack with a hefty sales value of $2 million. The group of 13 home sales covered multiple locations across York County. Addressing the million-dollar sales, the list featured five estates from Fort Mill, followed by three from Lake Wylie. Two each belonged to Rock Hill and Clover, while properties in Lake Wylie and Tega Cay were each tagged at $1.5 million or more.

Additionally, a 1004 Mordred St. property in Chester County was purchased by LGI Homes for $8.4 million. The property, located east of the Interstate 77 interchange at Lancaster Highway, also witnessed another transaction featuring a 17-home lot that LGI Homes purchased for $1.1 million.

Trade Activity in Commercial Spaces

In addition to these, commercial transactions were primarily observed at shopping sites situated off the Charlotte Highway, or U.S. 521 in Indian Land. Four commercial properties, totaling $20.2 million on Charlotte Highway were bought by a company associated with the Chicago real estate investment firm, Northpond Partners. Another purchase made by California-based Bakerson Companies includes the Chandler Place Independent Living facility in Rock Hill for $18.9 million, spanning across an area of over 4 acres.

Indian Land Retail Sites Observed Heavy Sales

A couple of Indian Land commercial spaces were sold to Tailgunner Properties, a Texas-based company for $3.5 million. These premises are home to Taco Bell fast food restaurants and The Habit Burger Grill. Also, a $2.7 million site housing Mavis Tires & Brakes was bought by a California-based entity, Dama Whipple Road.

Non-residential Property Transactions

Apart from these, significant non-residential property sales included the former ShayoNano site acquired by Ecocam SC Real Estate Holdings for $2.2 million. The 60 acres of land purchased at Whippoorwill Lane by Whippoorwill Community Park for nearly $1.7 million marks one of the critical purchases. Another primary acquisition was the Exxon station at Cherry roads and Cel-River, sold to a Las Vegas-based company for $1.6 million. Lastly, about 47 acres of land in southern Lancaster, just off McIlwain Road were bought by Indian Land-based AM Group Land Holdings for $1.3 million.

Sold Properties Debut as New Retail Spaces

A mix of new retail spaces is now set to debut in the recently purchased properties. Prominent among these are the Promenade at Carolina Reserve outparcels, combining for about 8 acres and nearly 40,000 square feet of retail area. These estate parcels house various businesses including Panera Bread, Le Peep, Starbucks, Jimmy John’s, Mattress Warehouse, Verizon, The Southern Nest Boutique, Crumbl Cookies, and Comporium, among others. The former ShayoNano site is expected to witness an investment of $11 million, with the advent of the battery recycling company, Princeton NuEnergy bringing in 41 jobs.
