In Rock Hill, South Carolina, a brewing dispute is escalating as local residents express their concerns and opposition to a proposed townhome community set to be constructed near Northwestern High School. As the project’s blueprint outlines the construction of over 200 townhomes on a 40-acre plot, residents fear the development could exacerbate already problematic levels of traffic congestion.

Residents Clash with Planning Commission

An unexpected outcry arose during a recent meeting of the Rock Hill Planning Commission when the townhome project received preliminary approval. Hundreds of residents attended the session, voicing their apprehensions over potential spikes in local traffic.

However, their frustrations were further aggravated by perceived indifference from the attending commissioners. Those present at the meeting reported that commissioners seemed unresponsive to their persistent concerns of increased morning and afternoon traffic brought about by the potential new development.

The Evolution of the Townhome Project

The plot at West Main Street was originally intended to house a Walmart Neighborhood Market before Walmart withdrew from the project. In response, the developers assessed their resources and refocused their energies on creating the controversial residential community.

Despite the neighborhood discord, developers maintain that the townhomes, expected to sell in the range of upper $300,000’s to the lower $400,000’s, would be less disruptive to the traffic flow than an active shopping center. They argue that residential complexes produce significantly less traffic compared to bustling commercial spaces.

With initial approval from the Planning Commission, the rezoning request now sits with the Rock Hill City Council, awaiting its deliberation. Local residents continue to raise concerns about traffic congestion, hoping that their collective voices will influence a reevaluation of the project by city councilors.

The matter is expected to be addressed by the City Council in the early portion of next year, causing a simultaneous surge of dread and hope within the community. Locals brace for the final decision as they navigate ongoing discussions and unrest within their neighborhoods while advocates and critics of the proposed townhome development continue to debate the best way forward for Rock Hill.
